What is an Energy Performance Certificate (EPC)?

An EPC is an official document that shows how energy-efficient your home is, rated from A (most efficient) to G (least efficient). It’s based on the property’s construction, insulation, windows, and fixed heating systems — not how you personally use energy. The certificate also includes suggestions to help improve efficiency and reduce running costs.

When You Need a Domestic EPC

You’ll need a domestic EPC if you’re:

The EPC must be commissioned before any marketing begins, and estate agents are required to show it has been ordered. Homeowners, landlords and agents all rely on EPCs to keep property listings compliant.

FAQs

Your Most Common EPC Questions Answered

Have questions about getting an EPC for your home? You’re not alone. Whether you’re selling, renting or simply want to understand your property’s energy performance, this FAQ section gives you clear, straightforward answers. As a fully accredited Domestic Energy Assessor based in Workington, EPC Lee is here to make the whole process simple, stress-free and easy to understand.

An EPC is an official document that shows how energy-efficient a home is, rated from A (most efficient) to G (least efficient). It also includes recommendations on how to improve the property’s energy performance.

This rating is based on the building’s fabric and fixed heating systems, not how you personally use energy.

An EPC is valid for 10 years and can be reused as many times as needed within that period unless a new EPC is commissioned.

You need a domestic EPC when you:

  • Sell your home
  • Rent out a property to a new tenant
  • Market a property for sale or rent

Current occupants or tenants do not need an EPC unless the property is being sold, assigned or sub-let.

The EPC must be commissioned before the property is put on the market for sale or rent. Agents must be able to show that an EPC has been ordered before advertising begins.

A fully accredited Domestic Energy Assessor (DEA) I will visit your home and carry out a non-intrusive survey. This includes checking:

  • Property age and construction
  • Walls, glazing and insulation
  • Heating and hot water systems
  • Room layout and number of habitable rooms
  • Loft space (if safely accessible)
  • Meters, controls and heating types

The assessor may take photographs of key features for evidence.

A typical domestic EPC assessment takes 30–60 minutes, depending on property size.

Providing documents can help ensure the EPC is accurate. Useful items include:

  • Loft insulation certificates
  • Boiler installation paperwork or manuals
  • Window FENSA certificates
  • Evidence of cavity, internal or external wall insulation
  • Dates of any extensions or upgrades

Without evidence, the assessor must make assumptions based on the property’s age.

Yes. Some examples include:

  • Listed buildings if energy improvements would alter their character
  • Temporary buildings used for 2 years or less
  • Residential buildings used less than 4 months a year
  • Stand-alone buildings under 50 m²
  • Some furnished holiday lets

Holiday lets only require an EPC if rented to guests for 4+ months per year and the guest pays the energy bills.

An EPC contains:

  • Energy efficiency rating (A–G)
  • Current and potential rating
  • Estimated running costs
  • Recommendation report for improvements
  • Property address
  • Total useful floor area
  • Unique 20-digit reference number
  • Issue date and assessor details
Only an accredited Domestic Energy Assessor can produce a legally valid EPC. Assessors must be members of a government-approved accreditation scheme and follow strict professional standards.EPC Lee is a fully accredited Domestic Energy Assessor (DEA) by Elmhurst Energy – Member ID: EES/034564

The rating is calculated using government-approved software (RdSAP) based on the physical characteristics of the home, including:

  • Construction and insulation
  • Heating system and fuel type
  • Window glazing
  • Building size and layout

It is based on standard occupancy assumptions, so it doesn’t depend on how you personally use your heating or appliances.

You can search for your property’s EPC using:

  • Postcode
  • Street name and area
  • 20-digit EPC reference number

Search on the official register: www.epcregister.com

Yes. Typical improvements include:

  • Loft insulation
  • Wall insulation
  • Upgrading to a more efficient boiler
  • Installing smarter heating controls
  • Switching to LED lighting
  • Improving glazing

Your EPC will include tailored recommendations with estimated costs and savings.

Once complete:

  1. EPC Lee lodges your EPC on the official government register.
  2. You receive your EPC certificate and recommendation report.
  3. The EPC becomes publicly available unless you choose to opt out.

Failure to provide an EPC when legally required can result in a £200 civil penalty issued by Trading Standards.

Fines can apply to landlords, sellers or agents depending on who is responsible.
